Peak Campus Project Manager, Capital Improvements in Atlanta, Georgia

This position will work with Partners principals, project executives, project analysts, Regional Vice Presidents and other operations leadership team members within the organization. The Project Manager will conceptualize and implement multifamily capex, repositioning, or redevelopment projects.

  • Prepare property evaluations (property conditions assessments, 10-year capital plans, acquisition due diligence reports)

  • Provide preconstruction services (cost estimating, scheduling, purchasing, and logistics analysis) for redevelopment projects and assist in preparing financial underwriting models

  • Translate the redevelopment program into detailed scopes of work for consultants and contractors, implement value engineering, and manage the preparation of bid documents

  • Negotiate construction contracts and oversee construction teams, including monitoring work-in-progress

  • Work with the project team to obtain entitlements and permits

  • Coordinate the activities of contractors and the property management/leasing team to assure the least imposition to existing tenants optimize property operating performance, resident satisfaction, and construction costs

  • Prepare monthly reports for redevelopment and development projects (status of budget, schedule, and performance), review all pay applications and assist in preparing investor information packages and funding requests

  • Our successful candidate will have at least five years of experience in multifamily building construction or capex construction projects

  • Undergraduate degree in architecture, engineering, construction management, or business (is highly preferred, but not required)

  • A strong working knowledge of property cost and valuation, property operation, building design, construction, and project management

  • Exceptional organizational skills and the ability to manage multiple projects simultaneously

  • The ability and willingness to travel 75% throughout the United States and work effectively away from the office

  • Proficient computer and spreadsheet modeling skills including use of Microsoft Office Suite software (Excel, Word, Project, and Outlook)

  • The ability to communicate confidently with the level of maturity and presence required to influence business partners and investors

  • The ability to work independently in a fast-paced environment
