Job DescriptionSUMMARYAs a Project Manager you will plan, direct, and coordinate activities of commercial construction projects to ensure that the objectives of the projects are accomplished within the prescribed quality standards, funding parameters, and time frames by performing the following duties personally or through other personnel.ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.Reviews project proposal or plan to determine the key processes for accomplishing the project, staffing requirements, funding parameters, time frames, and allotment of available resources to various phases of project. Plans and controls project costs and schedules. Balances plan with day to day activities. Involves others in the planning process. Evaluates results achieved versus planned. Establishes work plan and schedule for each phase of the project, and coordinates with internal resources, vendors, subcontractors, and customer to meet the plan and schedule. Understands and interprets the work that must be performed by other related sub-contractors.Confers with project staff to outline work plan and delegates assignments and tasks to others to maximize their contributions. Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget. Models effective leadership behavior to others. Develops trust and commitment in others. Contributes to building cohesive and effective teams. Maintains direct, on-going contact with customers. Anticipates and resolves problems to the customer's satisfaction. Prepares financial statements and reports related to projects. Performs monthly project budget reforecasts based on actual versus estimated costs. Prepares and tracks submittals, RFI's, change orders, billings, and other project-related documents.Reviews project shop drawings and fabrication drawings for accuracy. Performs material take-offs and orders materials in alignment with project budget and schedule. Tracks labor hours of each field activity to ensure progress is met against goals, communicates with field superintendent to adjust processes as needed to meet goals. Monitors field installation onsite, tracks predecessor activities, helps to resolve problems in the field, and monitors quality of installed work. Manages material vendors and subcontractors to ensure scope, quality, and schedule expectations are met. Travel to vendors' facilities is expected. Prepares project reports for management, client, or others.This position requires travel of 20 -- 35% of the time, depending on project location.Performs other duties and responsibilities as assigned.EDUCATION AND EXPERIENCEFour year degree in construction management, civil engineering or related degree from a college or university3+ years of related work experience; or equivalent combination of education and experience.Curtainwall industry knowledge and experience preferred.
