  • Owners Representative /Project Managermanages all aspects of enterprise-sized data center infrastructureconstruction projects. Must possess demonstratedability to oversee vendor compliance to construction agreements, while alsohaving the ability to manage the overall project budget & schedule forlarge, complex projects. Strong knowledge of MEP construction managementwith college degree or comparable experience is highly desirable.


  • Create andestablish the Master Project Schedule, based on the Critical Path and KeyProject

Milestones, then update and enforce team compliance during project life.

  • Create andestablish the Master Project Budget, including soft costs and hard costs,

bonds, insurance, contingencies, allowances, etc.

  • Contractorpre-qualification, bid solicitation, bid analysis and recommendations

  • Contractnegotiation, typically in concert with the Client’s PM and legal counsel, includingestablishment of design consultants and all GC “business terms” includingmark-ups, fees, insurance, labor rates, escalation, etc.

  • Design Team coordinationto Client’s pre-determined Design Guidelines and standards

  • Assist with Cityand/or other Authority approvals process, permitting, etc.

  • Constructabilityreview of the project documents

  • Value Engineering- Value Engineering – proactively identify ways to perform work moreefficiently, effectively, and for less money

  • Project CashPlanning and Cash flow projections

  • Assist client inidentifying, scoping, buying-out and scheduling of all Owner-direct

vendors and consultants, including internal vendors (IT, security, etc.)

Construction & Project Administration

  • Manage GeneralContractor; i.e. – including compliance with construction contracts, contractbudget, changes, payment terms, schedule mangement, and all otherresponsibilities within their construction contract.

  • Cost Management /Change Control, including invoice review, change order review, negotiations,recommendations, and delay analysis

  • Value Engineering

  • Budget Managementand Tracking

  • Schedulemonitoring, tracking and analysis

  • Document control(track and coordinate addenda, bulletins, new drawing sets, clarifications, etc.)

  • QA/QC assistance-supervise consultants as needed

  • Site SafetyMonitoring & Reporting

  • Invoice / PaymentApplication processing, tracking and reporting

  • Tracking of allkey project documents, including submittals, RFI’s, change orders, invoices andpayments, lien releases, etc.

  • Coordination andmanagement of all Owner-direct vendors, consultants and internal Vendors

  • Regular updatingof Master Project Budget, Schedule and Project Cash Flow through life ofproject

  • Commissioning: Overseethe Commissioning Plan and the Commissioning process to completion and finalreporting

Close out / Fit Up

  • Initiate andoversee the entire close out process prior to project completion, typically twoto three months in


  • Know the 5 levelsof Data Center Commissioning,…enforce compliance to those 5 levels.!

  • Establish closeout documentation requirements. Collectand track receipt of all close

out documents until completion, including warranties, “as-builts”, O&M manuals, etc.

  • Assist A/E teamwith entitlements/ permitting and occupancywith local government.

  • Manage punchlist, substantial completion and final completion process

  • Negotiate,resolve and close out any outstanding change orders, quality issues or disputes

  • Process and trackany final invoices, payment applications, retention payments, etc

  • Prepare andsubmit final project accounting and budget

  • Assist client inscheduling, coordination and management of all Owner-direct vendors,

consultants and internal vendors, including furniture, IT, security, etc.


  • Construction Project Management Experience (8+ years)

  • PM Level Experience Preferred

  • MEP background with a focus on Data Center Infrastructure / Industrial Manufacturing

  • Travel 50% Required

  • Other duties can be assigned
